Summary of the Andrews Avenue/Oakland Park Boulevard Corridor Study

Purpose


The City of Wilton Manors has been active in studying its commercial corridors to determine ways to enhance the economic activity and look for the means to redevelop the corridor.  The goal of studying these locations is to proactively attract economic development investors to the City of Wilton Manors and to provide a more livable environment.

In November 2014,the City hired Keith & Associates to complete a Corridor Study.  The Study was completed in August 2015.  

Review of Existing Conditions

Keith & Associates provided the City with a report detailing existing corridor conditions, including: 

  • Individual parcel characteristics and tax data;
  • Available infrastructure;
  • Traffic date;
  • Existing and future land use information; and
  • Existing and future improvement plans. 

Keith & Associates utilized the analysis to identify redevelopment opportunities and as information for public outreach and stakeholder meetings.  They provided recommendations for redevelopment strategies based upon the existing conditions and also identified challenges and opportunities and made recommendations for possible solutions and strategies.

Challenges & Opportunities



Challenges for Andrews Avenue include:
 
Declining commercial building stock
Platting of properties; and
Cost of implementing a Complete Street Program.

Opportunities for Andrews Avenue include:
Capture, expand and enhance unique character of Andrews Avenue

Metropolitan Planning Organization scheduled roadway improvements on 2.5 miles of bike lane improvements to Andrews Avenue from NE 6th Street in Fort Lauderdale to Oakland Park Boulevard; 
Take advantage of the waterway; and
Connectivity to Wilton Drive.

Challenges for Oakland Park Boulevard include:
Lot depth; 
Platting of large development or redevelopment parcels;
Competition / Coordination with the City of Oakland Park; and 
The volume of vehicular traffic along Oakland Park Boulevard. 

Opportunities for Oakland Park Boulevard include: 
Metropolitan Planning Organization improvements which includes an intersection improvement project between Interstate-95 and Powerline Road and corridor improvements and enhanced bus service that covers the entire length of Oakland Park Boulevard from A-1-A to Sawgrass Mills Mall;
Walmart; and
Regional willingness to transform Oakland Park Boulevard into a major transit corridor.
